This outdated 1956 spanish home is getting a fresh new vibe.
A full remodel on the existing right (east) wing of the house which consist of the bedrooms and master suite.
The left side (west) wing of the house will incorporate and indoor / outdoor patio with 4 sets of arched steel dual doors, that leads out to a grassy area with Pacific Ocean views of the Queens Necklace.
To the inside, the home office will be next to a social area, that will be divided by the same steel framed door and window system.

This is a new construction spec home designed for a west side developer.
The house has 5 bedroom 5 baths, and two 1/2 baths.
The strategy to this home was driven by the hill side ordinance in place in the Pacific Palisades.
The existing grade elevated to 28 feet, created the maximum allowable height limit.
In studying various versions of the property, it was decided that by dropping the street facade 4 feet, we were able to achieve a more lineal design and have fewer internal stairs.
At the lower spilt level, two sets of 13 foot tall sliders open up to a manicured yard of grass, and white river rock, lap pool, and the valley, that opens its mouth to the Pacific Ocean.

This 4 bedroom 3 bath located in the small old gold mining town of Jackson, California, just a short ninety minute drive east of Sacramento, is designed as a retreat home for the client- a place to get a way from the hustle and bustle of busy Los Angeles.
While working off a 4 foot module/grid, the home lends itself to openness, while providing privacy, with the placement of fenestrations, and carefully located site lines, filters natural light into the deepest parts of the house.
A centrally located courtyard allows yet more natural light to enter both the great room and kitchen.

This zoning ordinance allows all three units to grab a sneak peak view of the Pacific Ocean, from each roof deck.
